Description

Originally completed in 1905 as a New York City Public Grade School, this building has more recently been used as a museum for contemporary art. In light of the valuable building contents, installation of a new long- term water-tightroof was crucial.

All work was performed while the building was occupied and in full use. This required vigilance by Nicholson & Galloway to prevent leaks during the roof replacement process.

The old slate roof was removed, and the existing wood deck was fully covered with Ice and Water Shield. All original built-in gutters were fully demolished. Deteriorated roof decking was replaced as required.

Removal of the gutters revealed that the sill beam supporting the timber-frame roof had rotted over the years. As a result we had to jack up the entire 40 foot tall gable roof structure and slip 400 linear feet of new sill beam in place under the existing rafters. The built-in gutter structures were then rebuilt.

The new roof consisted of Kemper Waterproofing in the gutters, new Vermont Black slate with scalloped edges to match the existing, and all new copper flashings throughout.

As always, all of the carpentry and roofing work was performed and supervised by Nicholson and Galloway’s own forces.
